Central Austin
Downtown, Zilker, Hyde Park, Tarrytown, Clarksville, West Campus, Mueller, Cherrywood, Windsor Park, East Austin cores. Older housing stock: clay sewer laterals, cast-iron stacks, original galvanized in pockets. Camera inspection recommended on any main-line work. Parking and access notes for condo towers on request — we carry COI paperwork for downtown buildings.
North Austin & Williamson County
Round Rock, Pflugerville, Cedar Park, Leander, Georgetown, Hutto, Wells Branch, Brushy Creek, Anderson Mill, Jollyville. Fast growth means a mix: 1980s–90s subdivisions with shifting-soil line bellies, plus brand-new builds with disposal abuse. Round Rock's own municipal water is slightly softer than Austin's but still squarely "hard."
West Austin & the Hill Country
Bee Cave, Lakeway, Westlake Hills, Steiner Ranch, Spicewood, Hudson Bend, Dripping Springs. Well water country — hardness frequently exceeds 300 PPM, with sediment and occasional iron. Softener + filtration sizing is a different calculation out here; we test on-site every time. Slab-on-grade luxury builds still get slab leaks.
South Austin & Hays County
Buda, Kyle, Manchaca, Shady Hollow, Circle C Ranch, Slaughter Lane corridors, San Marcos (north side). Black clay soil movement is the story — offset laterals and foundation-adjacent leaks. Newer construction means builder-grade water heaters hitting year 8 right about now.
East Austin & Beyond
Manor, Del Valle, Elgin, East Riverside, Montopolis, Colony Park. Mix of established neighborhoods and rapid new development. Longer drive times mean we batch scheduled work out east on specific days — call ahead for the calendar.
